A financeable purchase price still needs a workable capital structure.
The calculator begins with normalized EBITDA, then deducts recurring maintenance capital expenditures and any incremental replacement-management cost. It estimates the annual debt service available at the selected target DSCR after accounting for the vendor note and other debt obligations.
Why the funding gap matters
If required senior debt exceeds the amount supported by cash flow, the difference may require more buyer equity, a larger or more patient vendor note, subordinated capital, a lower price or a different transaction structure.
